What fees will I need to pay if I have to break my lease?
We require a 60-day notice to vacate and there is a termination fee equal to 1.5 month’s rent. Please review your specific lease for details on the termination policy.

How do I pay my rent online?
Upon lease signing, you will provide us with a cancelled/voided check. Payment will be automatically deducted monthly.

Will I be allowed to sublet my apartment?
No, we do not allow sublets.

How can I apply for a Unit?
Our application process is online and entirely paperless making the process smooth and efficient for you. After your showing, you will be provided a link to pre-qualify.

As soon can I move into my unit after application?
We support Equal Housing Opportunity. Application and credit/background check review may take up to 14 days, however most applications and approvals are completed within 7 days.

What do you look for in the application?
We use third-party, independent screening service that views your credit, rental history, and employment history. They also complete a background check.

Does it cost anything to take a tour?
Absolutely not! There is no charge to view our available units and community amenities. We require any prospective tenant to fill out our pre-qualification form online for the security of our agents.

Do I have to make an appointment, or do you accept walk-ins?
To ensure the best possible experience, and for the experience and safety of our Tenant and prospective tenants, we ask that you make an appointment.

Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
We offer a variety of lease terms, and the prices vary based on the length of the lease. We do not offer a discount for paying a year in advance, we do not accept advance payments.

What is the renters’ insurance policy?
We require renter’s insurance with a liability protection minimum of $100,000 for the protection of our community. We also recommend you obtain personal renter’s insurance for the protection of your belongings. You can choose your own insurance or we offer insurance during our application process thru our partner.

How accessible is the team at the local office?
Our staff is available during office hours to assist you seven days a week! You can also email us, call or text, and we’ll respond during office hours. 24-hour emergency maintenance is provided.

Do all of your apartments/Home have the same finishes?
All of our homes, townhomes and apartments include similar finishes with the exception of our cabinets and countertops. Cabinets may be espresso or white depending on the apartment / home.

Do all of your rentals include washer and dryer?
Yes, all rentals include a full-size side-by-side washer and dryer.

Do you have garages?
Garage are included in our townhomes, for homes it is dependent on location.

Do you have storage units available?
No, we do not have storage units.

What is the parking policy?
Depending on your unit, you may park 2 cars or 1 car in front of your Garage/home.

What is included in the rent price?
In your lease, price will include Rent, Trash and amenities as described in your lease. In some of our models, Cable and Internet is included and optional and require a one time non refundable $120 setup and activation fee. The use of our smart home devices is optional and require a $100 activation fee. All residents pay for electric and Water. Electric and Water is setup by you and placed in your name through your local utility authority.

How do I setup electricity and water?

Once you apply and receive approval, you will contact FPL Florida Power and Light to set up electric service prior to moving in. Provide them with your lease start date and address.

Who is the provider for internet and cable?
Lotus and Premium Lotus units Internet is included in the rent. Internet service is arranged thru us.

What are the lease terms that are offered?
We offer lease terms from 12 months, with different pricing options depending on the type of units.

What are the hours for the amenities for TownHomes?
Residents receive access to the amenities from 5am to 11pm.(Subject to change by HOA) and require HOA approval.

What other fees do you charge?
Tenant Charges

The charges listed below would be incurred by the tenant for common actions that would go above and beyond the normal lease agreement, the normal activities for a tenant, or any other actions outside of routine operations. These charges have been put in place to offset the cost and time involved needed to address each issue listed below on behalf of the tenant and are charged on a case by case basis.

Renewal Lease Preparation Fee: $50

This fee would be charged once a tenant signs a lease renewal. It is meant to cover the administrative efforts and walk thrus involved in completing a lease agreement extension.

Lease Processing Fee For Lease Modifications: $50

This fee would be charged if a tenant wants an administrative action taken that will cause their lease agreement to be modified. If a tenant wants to remove an occupant from a lease agreement, add and occupant to a lease agreement, or anything that will cause the lease to be modified, a one-time processing fee of $50 charged to the tenant ledger.

Utility Cross Over Fee: $75

This fee would be charged if the tenant fails to cross over utilities in a timely manner. Not only would the tenant be responsible for utilities from the day the lease started, but they would also be charged this fee if additional efforts have to be made to ensure they properly turned over utilities.

Holdover Fee: Three (3) Times Monthly Rent

This fee would be charged if the tenant has remained in the home after the proper 30 day notice to vacate was delivered in accordance with the lease agreement. Per the lease, a charge of three times the monthly rent will be applied.

Utilities Set Up Fee: $75

This fee would be charged if Cozy Rent, LLC is asked to set up any utilities on behalf of the tenant. We are happy to assist with assisting with arranging for utilities, we just have to charge for the effort as often times we would have to send someone to the property to ensure the water was turned on correctly, which may incur additional charges along with the effort to establish utilities for the tenant.

Cleaning Fee: $550 (Maids and Carpets Cleaned)

This program has been set up to offer tenants the option of paying Cozy Rent, LLC to have their home cleaned upon move out. This often saves the tenant time and in a lot of cases money because we are passing along our discount to the tenant. We have seen tenants spend in excess of $700 to $800 in maid service and professional carpet cleaning by contacting unknown vendors. If Cozy Rent, LLC is allowed to clean the home on the tenant’s behalf, it will eliminate any further liability the tenant may occur for cleaning that was not done correctly.

Rush Move In Fee: $300

This fee would be charged to a tenant if the tenant is in a severe rush to move into a home. Example: The tenant applies on a Thursday afternoon, and wants to move in on Friday. If the tenant receives an application approval, in order to facilitate such a quick move in – we have to drop everything to accommodate for such a quick turnaround. In this case, the tenant will be charged an extra $300 to facilitate this action.

Later Move In Date Change Fee: $50

This fee would be charged to a tenant if a move in date needs to be modified for a later move in. If the terms to the later move in are acceptable to the owner, a later move in can be arranged. This would incur a fee because of the lease agreement having to be modified, and utilities needing to be kept on the property longer. A later move in will be addressed on a case by case basis.

Late Fees for Rent: in accordance with lease agreement

Returned Payment - NSF Fee: $60

This fee will be charged to the tenant in the event of a returned electronic payment, a returned personal check, or any type of failed payment submission that was due to tenant error.

Rekey digital lockout fee: $150

This fee will be charged if the tenant locks themselves out of the home and has requested assistance from Cozy Rent, LLC. Additional charges may be incurred depending on situation. A code charge may also be assessed.
